For landlords

Hand off the management. Keep the residents in place.

If late-night calls, turnovers, and bookkeeping have worn you down, we buy small rentals to hold. Residents stay. After closing, professional property management takes over the day-to-day, so you can leave the work behind.

We currently focus on properties in Washington and Clackamas counties, especially three-bedroom-plus homes and small two-to-four-unit buildings. We do not make offers sight unseen.

If the work is what you want out of

  • You own a house or a small two-to-four-unit building, and managing it has become a burden you no longer want.
  • Tenants are in place, and you want their leases honored rather than a vacant delivery.
  • You want a clean handoff: keys, records, and the relationship with residents transferred in an orderly way.

What a clean handoff can look like

We take the property on as the new owner. Existing leases continue, residents are introduced to professional management, and you step out of the work. The written outline covers how the handoff would run, including notice to tenants and who handles what until closing.

We bring several options to the closing table, from a cash offer at closing to more flexible terms. We'll walk through what fits your situation on a call. Draupnir is a buyer, not a lender.

How a rental handoff works

  1. 1

We start with the building, the leases, and what you want to stop doing.

  2. 2

We visit with proper notice to your tenants, at a time that does not disrupt them more than it has to.

  3. 3

You receive a written outline of the purchase and the handoff steps to take to your advisors.

  4. 4

If we agree, closing transfers the property, and professional management takes over the resident relationship.

A few questions

Can you buy with tenants in place?

Yes. Existing leases and Oregon's landlord-tenant law are respected. After closing we use professional property management, so residents have a manager to call instead of you.

Do I have to keep managing until closing?

You remain the landlord until we close. There is no rush on our side, and the outline can spell out who handles repairs, notices, and rent collection in the weeks before closing.

What happens to my residents?

They stay under their current leases. We introduce professional management so the day-to-day continues without a gap.

I want out of the work, not a long goodbye. Is that possible?

That is the point of a clean handoff. Once we close, the management burden is ours.
See whether a flexible sale fits

No offer required. No obligation. Just a short conversation about the property and what matters to you.
